  • In 2013, we bought our first home in Golden, Colorado. The price of the home was at the top of our budget so we wanted to make sure the house was in sound condition before we committed. We hired a highly rated home inspector who did a great job identifying a number of issues with the home that we then used to negotiate a lower sales price at closing. We were feeling great about our investment!

    About a year after moving into our home, we noticed the ceiling in the downstairs bathroom had a small water spot forming on the drywall. When I pressed my hand against the drywall to feel for moisture, the ceiling collapsed into the bathtub below exposing black mold into the air . We immediately called our insurance company to file a claim and had a contractor come to assess the damage. It turns out that the shower pan in the upstairs bathroom had a tear in it that had been slowly leaking water between the floor and ceiling over a very long period of time. Long enough to create mineral deposits between the floor and ceiling, according to the insurance adjuster. Because this wasn’t a sudden loss, our insurance provider wouldn’t cover any of the damage caused by this little tear in the shower pan. Whats more, we never considered a thermal inspection when purchasing the home because it was never offered as an option by our inspector. A thermal may have identified this moisture intrsusion which would have save us thousands.

    Long story short, we were now responsible for getting the mold out of our home & repairing our shower all out of our own pocket.

    This experience caused us a great amount of stress. Not only because of the process of repairing our new home, but the financial stress this put on us moving forward as a young family. We were now what they call, “house broke”.
